Wall Coating Prices by Property Type

The primary factor affecting your wall coating cost is the size and configuration of your property — specifically the total surface area of external walls to be coated and the number of elevations requiring scaffold access. Why the survey matters: the ranges above are accurate guides but the only precise price comes after a surveyor has physically assessed your property — checking substrate condition, access requirements, surface area and crack extent. The survey is free, takes 30–45 minutes, and carries zero obligation to proceed.

What Affects Your Wall Coating Cost?

Several factors can move your price within or beyond the typical ranges above. Understanding these helps you anticipate the survey outcome and assess whether your property sits at the lower or higher end of the range for your property type.

Property size and surface area

The single biggest factor. More wall area means more material, more labour and often more complex scaffold. A large detached with returns and extensions has substantially more surface area than a compact detached of similar footprint.

Number of elevations

A terraced property has two external walls. A detached has four, plus any returns, extensions or outbuildings. Each additional elevation adds material, labour and scaffold reach time.

Property height and access

Two-storey properties need standard scaffold. Three-storey, bay windows, steep site gradients or restricted scaffold truck access increase scaffold complexity and cost.

Substrate condition

More severe cracking, larger areas of loose render, or significant surface contamination requires more preparation time. This is assessed at the free survey — not charged as a surprise addition after agreement.

Surface type

Pebbledash, smooth render, brick and stone all coat well. Some surfaces require additional preparation stages. All of this is assessed and included in the fixed quote — never charged as extras.

Colour choice

Colours from the standard Wethertex range are included in the quoted price. Some specialist colour matches may carry a small premium — your surveyor will advise at the survey.

Wall Coating Cost vs Rendering — Honest Comparison

The most common comparison homeowners make is between wall coating and rendering. Here is an honest side-by-side using current market pricing for both options. Rendering prices below include scaffolding but exclude hack-off of existing render where required — which adds a further £2,000–£5,000 to the rendering cost and is frequently needed.

Wall coating prices are Pinnacle's all-inclusive fixed prices with everything included.

Property Type Silicone Rendering (excl. hack-off) Pinnacle Wall Coating (all-in) Saving
1 wall only £7,000 – £10,000 £3,500 – £5,000 ~50% less
Semi-detached / bungalow £10,000 – £16,000 £5,000 – £8,000 ~50% less
Small detached £16,000 – £24,000 £8,000 – £12,000 ~50% less
Medium detached £24,000 – £30,000 £12,000 – £15,000 ~50% less
Large detached £30,000 – £40,000+ £15,000+ ~50% less

The wall coating is approximately half the cost of like-for-like rendering — and carries a 20-year guarantee compared to the standard 10-year guarantee offered by most rendering contractors. If existing render needs hacking off before re-rendering can begin, the rendering cost rises further while the wall coating cost is unaffected — crack repairs are included in our preparation regardless of extent.

For the full comparison including disruption, scaffold time and longevity, see our wall coating vs rendering guide and our complete rendering alternatives guide.

Wall Coating Cost vs Masonry Paint — The 20-Year View

Masonry paint costs less per application but needs reapplying every three to five years. Over 20 years, the cumulative cost of repainting is typically comparable to or higher than a single wall coating with a 20-year guarantee — with the added disruption of scaffold every few years.

Option (medium detached) Upfront Cost 20-Year Maintenance Total 20-Year Cost
Masonry paint — repaint every 4–5 years £3,500 – £6,500 £10,500 – £19,500 (3 further repaints) £14,000 – £26,000
Silicone rendering (one application) £24,000 – £30,000 Minimal maintenance £24,000 – £30,000
Pinnacle wall coating £12,000 – £15,000 None — 20yr guarantee £12,000 – £15,000

On a 20-year view the wall coating delivers the lowest total cost of ownership for most medium and large detached properties. It is applied once, requires no further maintenance spend during the guarantee period, and eliminates the repeated scaffold disruption of painting cycles.

For the full painting vs coating comparison see our wall coating vs masonry paint guide and our exterior house painting cost guide.

What Is Included in the Price — In Detail

Every Pinnacle wall coating quote is a fixed all-inclusive price. Here is exactly what that covers on every job, with no exceptions:

Survey and colour consultation

Before any price is agreed, a qualified Pinnacle surveyor visits your property for a free no-obligation survey. They assess all elevations, carry out a full tap test for substrate adhesion, identify any areas requiring additional preparation, and bring physical colour samples from the Wethertex range. The fixed price is confirmed at this visit. There are no additions after agreement.

Scaffolding — erection, hire and dismantling

Full scaffolding for all elevations is included in the quoted price. This covers erection on day one, hire for the duration of the job, and dismantling on completion. For most properties this means 3–5 days on scaffold from erection to removal. We never charge scaffold as a separate addition — it is always in the fixed price you agree.

Surface preparation

The entire exterior is pressure-washed to remove algae, dirt, loose paint and surface contamination. Any loose or failing areas of existing render are treated. The preparation stage is where the quality of the job is determined — we do not cut corners on prep.

Crack repair

All cracks identified at survey and during preparation are repaired before the coating is applied — at no extra charge. This is included in the fixed price regardless of the extent of cracking. For more detail on how we approach cracked render, see our cracked render repair guide.

Masking and protection

All windows, doors, drives, paths and planting are fully masked before any product is applied. Spray application requires thorough protection of all surfaces — this is completed methodically before work begins.

Primer application

A specialist Wethertex primer is applied by roller to all prepared surfaces. This creates the bonding layer that ensures the coating adheres correctly and performs for the full 20 years.

Wethertex coating — spray applied in two passes

The Wethertex MP44 coating is spray-applied in two passes for complete, even coverage across all elevations. This creates the fully waterproof, breathable and self-cleaning surface that the guarantee is based on.

Clean-up and snagging

All masking is removed, the site is left clean and tidy, and a full snagging inspection is carried out with you present before we leave. Any touch-ups identified at snagging are completed on the same visit.

20-year no-quibble guarantee

Issued once you are fully satisfied with the completed work. Covers coating performance, waterproofing and adhesion for the full 20-year period. If anything covered by the guarantee fails, we return and fix it at no cost — no paperwork, no argument.

Our Wethertex-approved contractor status means the guarantee is backed by an independent manufacturer's standard — not just our own undertaking. This is what makes the 20-year commitment credible.

How to Get an Accurate Price

The only accurate wall coating price for your specific property comes after a survey. There are too many variables — surface area, substrate condition, access complexity, crack extent — for an accurate price to be given without a physical assessment. Anyone who quotes a precise price without visiting your property is guessing.

The process is straightforward:

  • Use the suitability checker — takes 60 seconds, confirms your property type qualifies and books the free survey
  • Surveyor visits — typically 30–45 minutes, all elevations assessed, colour samples shown, any access questions discussed
  • Fixed price confirmed — the all-inclusive price is confirmed at or shortly after the survey visit, in writing
  • No pressure to proceed — there is no obligation to commit at any stage. Many homeowners use our survey as an independent assessment before deciding
  • Price match guarantee — if you receive a genuine like-for-like quote from a comparable contractor, we will beat it

Wall Coating on Pebbledash — What Does It Cost?

Pebbledash properties are some of the most common jobs we carry out, and the cost of coating over pebbledash is the same as coating over smooth render for equivalent property sizes. There is no additional charge for pebbledash — the preparation process accommodates it within the standard fixed price.

This contrasts sharply with rendering over pebbledash, which many contractors price as a premium job — or recommend pebbledash removal first, adding £3,000–£7,000 to the rendering cost before a single stroke of render is applied. A wall coating over intact pebbledash eliminates this cost entirely.

The result on pebbledash is dramatic — a complete transformation of the exterior appearance that neighbours frequently assume is a full re-render.

Frequently Asked Questions

Exterior wall coatings typically cost £25–£50 per square metre for supply and application. However, per-square-metre rates can be misleading for total job cost because scaffold, mobilisation and preparation don't scale linearly with area. A fixed job price from a survey is a more reliable comparison than per-m² rates. Our fixed all-in prices range from £3,500 for a single wall to £15,000+ for a large detached, with everything included.

Yes — always. Every Pinnacle price is all-inclusive. Scaffold erection, hire for the duration and dismantling are included in the fixed price confirmed at your free survey. There are never additions after the quote is agreed. When comparing rendering quotes, always confirm whether scaffold is included — it is routinely excluded from headline rendering prices and can add £1,500–£3,500 to the real cost.

Yes — crack repairs are part of our standard preparation process and are included in the fixed all-in price regardless of the extent of cracking. Our surveyor assesses the cracking at the free survey and this is built into the price confirmed at that visit. There are no additional charges for crack repair once the price is agreed.

A Pinnacle wall coating is approximately half the cost of like-for-like silicone rendering on an all-in basis. For a medium detached home, rendering typically costs £24,000–£30,000 while a wall coating costs £12,000–£15,000 all-in including scaffold and the 20-year guarantee. If existing render needs hacking off before rendering can begin — which adds £2,000–£5,000 — the gap widens further. The wall coating also carries a 20-year guarantee versus the typical 10 years for rendering.

No — the price for coating over pebbledash is the same as for coating over render for equivalent property sizes. Pebbledash is fully compatible with our coating system and is treated within the standard preparation process at no extra charge. This is a significant advantage over rendering, where pebbledash often requires removal or special treatment that adds £3,000–£7,000 to the rendering cost.

Most properties are completed in 3–5 days from scaffold erection to scaffold removal. Our teams work continuously on your property — preparation, priming and coating all completed in a single visit before scaffold comes down. This compares to 2–4 weeks on scaffold for a typical rendering project. Larger properties or those requiring significant preparation may take slightly longer — your surveyor will advise at the free survey.

If anything covered by our guarantee fails during the 20-year period, we return to your property and rectify it at no cost. No paperwork, no argument, no charge. The guarantee is backed by our Wethertex-approved contractor status — it is not just our own word but is underpinned by our independent accreditation. We have been applying wall coatings for over 30 years — we stand behind every job we complete.
