Why This Comparison Matters

If you've started looking into your exterior walls, rendering is probably the first option that's come up — a neighbour's had it done, a contractor's quoted you, and the price was likely more than expected.

What a lot of homeowners don't realise until they dig into it is that rendering isn't the only credible route, and for most properties it isn't even the strongest one. Wall coatings have been applied to UK homes for over three decades, and the Wethertex system we use carries a full 20-year no-quibble guarantee — well beyond what most rendering contractors offer.

This guide is deliberately even-handed. There are situations where rendering genuinely is the right call, and we'll say so. But we'll also walk through the real cost comparison, the scaffold reality, how each option holds up over time, and why most homeowners who compare both routes end up choosing the coating.

What Is Rendering?

Rendering means applying a new layer of material — traditionally sand and cement, though today more often a silicone-based or polymer-modified product — directly onto a property's exterior walls.

Most rendering jobs start with an assessment of what's already there. If the existing render is failing — crumbling, sounding hollow when tapped, or pulling away — it usually has to be fully hacked off before anything new goes on. That stage is labour-heavy, creates a lot of mess, and adds meaningfully to both cost and timeline. Once the wall is prepped (or if the substrate is sound enough to render straight over), the new render goes on in layers, with scaffold typically required throughout the whole drying and curing period.

The main render types used on UK homes

Cement render is the traditional, cheapest option, but it's inflexible — it cracks as the building moves, needs regular repainting, and usually wants attention again within 10-15 years.

Silicone render is the most common modern choice: flexible, breathable, wide colour range. Properly applied it can last 20-25 years, though the contractor's own guarantee is typically only 10. It costs considerably more than cement render.

Monocouche render (also called K-rend or through-colour render) is a single-coat polymer render that doesn't need painting, giving a clean, modern finish at a similar or slightly higher cost than silicone.

Spray render describes the application method, not the material — machine-applied rather than hand-applied, faster on bigger properties, but not meaningfully cheaper overall.

What Is a Wall Coating?

A wall coating is a resin-based protective layer, spray-applied directly over your existing exterior — it doesn't replace what's there, it protects and transforms it. It bonds to whatever surface you already have, whether that's render, pebbledash, brick, stone, or a tyrolean finish, creating a waterproof, breathable, self-cleaning outer layer.

Our system is built around Wethertex MP44, an independently tested exterior masonry coating proven across the UK climate for decades. As a Wethertex-approved contractor, we're authorised to back every job with the full 20-year guarantee.

The process starts with proper preparation: a full pressure wash, all cracks repaired, any failing substrate addressed, and a specialist primer applied. The coating itself then goes on in two spray passes for complete, even coverage. Most properties — start to finish, including prep and clean-up — are done in 3 to 5 days on scaffold.

The result repels water instead of absorbing it, doesn't support algae or moss growth, and never needs repainting. The coating flexes with the building, so the small amount of thermal movement every property experiences doesn't crack it the way it would a rigid render system.

Scaffolding — The Difference Nobody Talks About

Most homeowners comparing quotes focus on the headline price. What often gets missed is the scaffold implication of each option — and for most households, that matters more day-to-day than the price gap alone.

Rendering: scaffold is up for the entire project — typically 2-4 weeks for a detached property once you include hack-off (if needed), substrate repair, application and curing. Some contractors scaffold each elevation in sequence, stretching this further. Access around your home is restricted for the whole period.

Wall coating: our teams work continuously on your property from day one. Prep, priming and coating all happen in a single visit before scaffold comes down — most properties are done in 3-5 days. Everything — windows, doors, drives, planting — is masked before any product goes on.

On cost: scaffolding is always included in our fixed price, with nothing added after the quote is agreed. When comparing rendering quotes, always check specifically whether scaffold is included — it's frequently listed separately and can add £1,500-£3,500 to the headline figure.

Cost Comparison by Property Type

Our wall coating prices follow Pinnacle's standard pricing schedule — the figure you're quoted after your free survey is the figure you pay, with scaffolding, prep, crack repairs, priming, coating and the 20-year guarantee all included. Rendering figures reflect current silicone render market rates including scaffold, but exclude hack-off of existing render where needed — which is common and adds a further £1,000-£4,000.

Property TypeRendering (silicone)Pinnacle Wall Coating
1 wall only£4,500 – £7,500£3,500 – £5,000
Mid terrace / semi / bungalow£7,500 – £12,000£5,000 – £8,000
Small detached£12,000 – £18,000£8,000 – £12,000
Medium detached (3/4 walls)£17,000 – £22,000£12,000 – £15,000
Large detached (4 walls+)£22,000 – £30,000+£15,000+

Watch out for this with rendering quotes: always confirm whether scaffold, hack-off, and any decoration costs are included in the headline price. These three are routinely quoted separately and can add £4,000-£8,000 to the figure you're first given. Every Pinnacle quote is fixed and all-in.

Longevity — How Long Does Each Option Really Last?

Both are marketed as long-term solutions, but what they actually deliver over 20 years — and what the guarantee terms mean — differs quite a bit.

How long does rendering last?

Silicone render, applied well by a skilled contractor to a sound substrate, can last 20-25 years before significant deterioration. Real-world performance varies with application quality, UK climate exposure (especially coastal, northern, or high-rainfall areas), and any building movement over time. The contractor's guarantee typically runs 10 years — and it's only as good as the contractor issuing it; if they stop trading, it's worthless. Worth asking any rendering contractor directly whether their guarantee is insurance-backed.

How long does a wall coating last?

The Wethertex system carries a full 20-year no-quibble guarantee on every job. If anything covered — adhesion, waterproofing, colour stability — fails, we return and fix it at no cost, whenever within those 20 years it happens. The coating flexes with the building, so minor thermal movement doesn't crack it the way rigid render can, and the self-cleaning surface keeps its appearance without any maintenance intervention.

Pebbledash Properties — Which Option Is Better?

Pebbledash adds an extra layer of decision that smooth-rendered properties don't face. Removing it is expensive, invasive and slow — and unnecessary in the vast majority of cases.

Rendering over pebbledash is possible if it's firmly adhered, but there's an inherent risk: the new render is only as good as its bond to the pebbledash, which is only as good as its bond to the wall underneath. Any weakness there becomes a weakness in the finished render.

A wall coating applied directly over pebbledash is what we'd recommend for most pebbledash properties — it bonds to the surface and creates a fully waterproof layer without that added risk. The transformation is dramatic; neighbours regularly assume the property's been fully rendered.

Cracked Render — Does It Affect Your Decision?

Cracked render is one of the most common reasons homeowners start researching their options. What matters is whether the cracking is superficial or structural.

Hairline and surface cracking from thermal movement or minor settlement is repaired as standard, at no extra cost, as part of our preparation — the flexible coating then prevents the same cracking recurring.

Significant or structural cracking — render delaminating or large sections loose — needs a proper look from a surveyor, which our free survey covers. In severe cases partial or full hack-off may be needed first, and we'll say so honestly if that applies to your property.

The important point: cracked render is not usually a barrier to a wall coating. Our surveyor will tell you clearly, one way or the other, at the free survey.

When Rendering Is the Right Choice

We'd rather give honest advice than just push our own product. There are real situations where rendering is the more appropriate route:

  • Substrate completely failing — if render is falling away in large sections and the wall face itself is significantly damaged, a full re-render to restore the substrate may be needed before any coating can go on.
  • You want a fully smooth finish from scratch — a wall coating follows the texture of what's already there. If you have heavily textured pebbledash and want a flush, smooth rendered look, that needs rendering or pebbledash removal first.
  • Listed building or conservation area requirements — some heritage properties have specific rules on what can go on the exterior. A surveyor can advise what's permitted.
  • New build or bare blockwork — properties with no existing exterior finish need render applying first; they're not suitable for a coating.

Outside these situations — a small minority of residential properties — a wall coating consistently delivers better results for less money with far less disruption.

When a Wall Coating Is the Better Choice

  • Existing render is intact but cracked, stained or weathered — cracks repaired, surface transformed, 20-year guarantee, done in 3-5 days.
  • Pebbledash property — coat straight over what's there, no removal, no mess.
  • Tired or peeling paint that keeps coming back — one coating ends the repainting cycle for good.
  • Penetrating damp through external walls — a fully waterproof coating stops water ingress, guaranteed for 20 years.
  • Algae and green growth returning repeatedly — near-inevitable on untreated UK masonry; the coating formula prevents regrowth.
  • Minimum disruption needed — 3-5 days on scaffold vs 2-4 weeks.
  • Fixed price with no surprises — your quote covers everything, including scaffold, cracks and guarantee.

What Happens at the Free Survey?

Before any work starts, one of our surveyors visits your property at no cost and no obligation. It typically takes 30-45 minutes and covers:

  • A full external inspection of every elevation — substrate condition, adhesion, cracking, moisture levels, suitability for coating
  • Identifying any areas that need remedial prep before coating can go on
  • Your colour preferences — we bring physical samples so you can see them in context
  • A fixed price covering everything: scaffolding, prep, crack repairs, primer, coating, clean-up, and the 20-year guarantee
  • Honest advice if rendering would suit your property better — we'd rather say that than take on work that won't deliver what you're expecting

There's no pressure to proceed afterwards. Plenty of homeowners use our survey as an independent read on their exterior's condition before deciding how to proceed — that's completely fine with us.

The Verdict

For most UK homeowners with an existing exterior finish, a wall coating is the more cost-effective choice, with a stronger guarantee and considerably less disruption. A typical 40% cost saving against like-for-like rendering, combined with a 20-year no-quibble guarantee versus a typical 10-year rendering guarantee, is a strong case on its own merits.

Rendering genuinely is the better choice in specific situations — failing substrate, listed building requirements, or a brand-new render finish from bare blockwork. Our surveyors will tell you honestly if your property falls into one of those categories.

The most useful next step is getting a proper look at your specific property. Our free survey does exactly that — tells you what your exterior actually needs, lays out the options, and gives you a fixed price to compare directly against any rendering quote. No obligation, no pressure.

Frequently Asked Questions

Is scaffolding included in a Pinnacle wall coating price?

Yes, always. Every quote is fixed and all-inclusive — scaffolding, prep, crack repairs, priming, coating and full clean-up, with the 20-year guarantee. Nothing gets added after the quote's agreed.

How much more expensive is rendering than a wall coating?

On a like-for-like basis with everything included, rendering typically costs 40-60% more. A medium detached might run £17,000-£22,000 for rendering versus £12,000-£15,000 for a wall coating — and the gap widens further if hack-off is needed.

Can you apply a wall coating over cracked render?

In most cases yes — cracks are repaired as standard during preparation at no extra cost. Our surveyor assesses the extent at the free survey; large-scale delamination may need remedial work first, which we'll flag honestly.

Can you coat over pebbledash without removing it?

Yes, provided it's firmly adhered — which it is in the vast majority of cases. We coat directly over it, creating a fully waterproof exterior with no removal needed.

How long does a wall coating last compared to rendering?

A Pinnacle wall coating carries a 20-year no-quibble guarantee on every job. Silicone rendering typically comes with a 10-year contractor guarantee, only as good as the contractor who issued it.

Does a wall coating stop penetrating damp?

In the vast majority of cases, yes. It creates a fully waterproof but breathable barrier — water can't get in, but moisture already in the wall can still escape outward. Covered under the 20-year guarantee.

How long does scaffolding need to be up for a wall coating?

Most properties are done in 3-5 days on scaffold, worked continuously from day one — versus 2-4 weeks typically needed for a full rendering project.

What is a Wethertex-approved contractor and why does it matter?

Only contractors who've completed Wethertex's approved training and consistently meet their application standards can apply Wethertex systems and back them with the manufacturer guarantee — independent assurance a general rendering contractor can't offer. Learn more →
